Yes, this goes against the old adage of the Spring Market in real estate is golden. And, yes, I am a real estate agent; but before you discount everything I say just because I am a real estate agent, read further.

There are 6 Key Reasons why the colder it gets right now, the hotter the time for you to put your home on the market for sale or for rent.

1. There's Less Competition

The number of homes on the market for sale or for rent right now is low. Instead of waiting until every one else puts their home on the market for sale/rent in the Spring and Summer, you can be one of the few homes out there for the buyer/renter to see right now.

2. Buyers/Renters Are Ready To Buy

Storm Sandy couldn't keep buyers away. While the power was out, buyers were calling to go see homes just two days after the storm hit. If they have not found their house match yet they are constantly asking if anything new has hit the market that's a match.

The rental market was doing good already, but since ugly Storm Sandy raised her head, many, many more people (as far as Long Island) are looking for short-term rentals that weren't looking 3 weeks ago.

3. Life Still Happens

Relocations have not stopped. Nor have life changes, like growing families and separations. They don't take the winter off. 

4. The Old Adage of "Only Desperate Sellers Sell In The Winter" Has Been Thrown Out The Window

Constantly low interest rates, government incentives to push real estate forward and generally mild winters have totally thrown that adage out the window. Gone are the days of winter desperation sales. 

5. It's Easier For You to Look Good

With less competition, it's easier for you to look good. If buyers have been looking for awhile and are fed up with what they haven't found or just lost a deal or two; they are going to be ready to buy and make a decision when they see your home.

6. Fall & Winter Cuts Out The Window Shoppers

You may have people go on home tours just because it's a beautiful day outside or they just happen to be walking their child while you were having an open house; that's not the case as the temperature drops. You know someone is serious about buying or renting if they are going out in the cold and winter.

 

Now, if you are just saying it's a bad time to sell, I would say there really isn't such a thing as a bad real estate market for sellers; it’s bad marketing with incorrect pricing and terms. Before you completely roll your eyes on that one, click and read this.

KCM Crew also says, "What Does This Mean for [Home] Sellers? Sellers should be excited about the headlines showing price appreciation across the country for the first time in a long time. However, if you want to sell your home in the next 6-8 months realize that there is a better chance that prices will soften than appreciate during that time span. Waiting to the spring for a better price probably makes little sense." No one has a working crystal ball. Make decisions on the prices you know today, not on what you assume for tomorrow. I'll post sale prices by town so you can follow the trend.
