Unless there is a sense of urgency for buyers to make an offer, they are likely to sit back and wait for a first (or second, or third) price reduction. So how do you create a sense of urgency? According to Gary Keller, that's simple! PRICE & PRESENTATION...  

Price: If buyers perceive that the home is listed for a competitive price they are much more likely to move quickly to make an offer. If a home is perceived as a good value for the money, savvy buyers know they won't be the only ones interested. 

Presentation/Staging: The second way to create a sense of urgency with buyers is to make a home stand out from its competition. The best way to do that is with Home Staging. We want buyers to fall in love with a home. Without that emotional connection, buyers will consider it based on price, condition and location. BUT if a buyer also walks into a home that is properly presented, they will and fall in love with it and begin to "mentally move in." Once a buyer is impressed with what they see, you can be sure an offer will follow!
