Visions for Vacancies: What Should Move to 445 Pleasant Valley Way?

In this installment, the West Orange Patch asks what should go in the former liquor store on Pleasant Valley Way.

 

 

Let's call this a modern spin on community planning -- Patch's version of a charette, a digital drawing board where all ideas are on the table.

In an occasional column, we'll present a new vacant space and ask you to tell us what you think would be the best use. Forget what zone it's in, ignore setback regulations, dump lot coverage rules, and all the other zoning jargon that puts most people to sleep. If you had your way, what would you like to see there? What would be the best use for the community?

This week, we are asking what should be placed at 445 Pleasant Valley Way, where Best Cellars at A&P once stood across the street from Burger King 

The building is located near the heavily traveled intersection of Eagle Rock Avenue and Pleasant Valley Way, and has a healthy amount of parking available. 

So what do you think should go there? Another liquor store? A restaurant? A retail store?

A reasonable property tax rate and limited zoning requirements in addition to limited governmental regulations and via the free market and some creative entrepreneurs will figure out some positive use for this property and every other under utilized or vacant place in town.

An affordable, month-by-month payment fitness center with treadmills, elipticals, tvs, smoothie making, child play area with babysitter and a gym for yoga. Opens at 5am and closes at 10p.

First an application for a 7Eleven pending & it is not a "done deal"! The WOPB will review same next month. All interested in asking questions and making comment should come to the PB mtg. I would caution PATCH, even for this interesting survey not to make the statement to ignor zoning because statutory requirements for the enactment of ordinances are found in N.J.S. 40:49-2. The procedure for adoption of ordinances, whether they be land use ordinances adopted pursuant to the MLUL and the power to adopt or amend a zoning ord. is granted to the governing body & should closely follow the elements of the twp. Master Plan. The limited space here does not allow for a more fuller explanation.

Dan: I am OK, the info about Zoning was INFORMATIONAL and an INVITE out to all who are making comment here that they should come to the PB mtg. to see the application for 7Eleven presented in Sept. Patch's survey is great, but the real thing
happens at the PB and ZBA mtgs. and I believe that it is important for the public to voice
oppinion(s) as it helps the mebers of these important municipal boards see the whole picture. By the way this building was once a Block Buster, but I cannot remember what it was before that occupancy.

A convenience store would be nice, but there is a 7-11 on Bloomfield Ave in Verona (not too far away), and CVS around the corner. Not sure it's so needed. But Starbucks on the other hand, HECK YES!!!

Starbucks? The key word in there is "bucks". $5 for a cup of coffee...forget it. A small restaurant like Chipotle would be great.
